This lot owner from NSW is wondering whether asbestos reports are required for almost new buildings. Kerry Washington, Quality Building Management provides the following response.

Question: I was wondering whether we should obtain an asbestos report for our scheme. The building was built in 2017. I believe only buildings built before 1 January 2004 need to obtain a report. Is this correct?

I was wondering whether we should obtain an asbestos report for our scheme. The building was built in 2017 and is located in Sydney. I believe only buildings built before 1 January 2004 need to obtain a report. Is this correct? We don’t want to waste the money if it is not required.

Answer: It is unlikely the building has asbestos.

We are very conscious not to frighten or bully people when answering such a question. We advise that even though the building in question was constructed in 2017, unfortunately without checking, no one can say with 100% certainty that there are no asbestos materials located onsite.

QBM are members of the Asbestos Industry Association and are consistently being informed by industry professionals that containers of Asbestos Containing Materials are entering Australia on a daily basis. Border Control conduct random inspections however the amount they actually intercept is nothing compared to the amount bought in unchecked.

In saying this, it is unlikely the building has asbestos. I have included our asbestos flyer for more information.
